Contractor involvement and participation during the early stages of design reduces risk and facilitates a well-coordinated and expedited construction stage. During the pre-construction period KMN can have active input into the technical issues implicated by the project design and help assess its actual build-ability. We will highlight possible site issues/restrictions, Building/Landlord requirements and restrictions, MEP coordination versus architectural designs and logistic considerations. We will call upon our years of collective practical experience to develop preliminary staging plans and a project specific approach and philosophy.
Our estimating team will prepare a preliminary baseline budget which will become the client’s first visibility into the cost of making a vision become reality. From initial test fits through schematic design, then detailed design and final construction documents, KMN will provide full budget services at each stage of the process.Starting high level and then getting more granular as the design evolves.
KMN will work with the full project team to explore any possible or required value engineering options. We have the expertise to asses both cost and schedule impacts, while limiting the impact on the original design intent.
As the design develops, KMN will also dive deeply into the procurement of all materials and vendors. We will quickly identify any material orders that come with long lead times, as well as vendors who require additional design input, field measurements to begin fabrication or have specific deposit requirements.
Our internal expediting team will work with the client’s expeditor to ensure that necessary research and preparation is done to achieve an efficient permitting process with local jurisdictions and building departments.
